Housing Development

Housing development remains a core service of our agency. In the fall of 2005, Valley CDC completed the “Go West” project. Located in downtown Florence, the project involved the complete renovation of a deteriorated 23 room SRO (Single Room Occupancy) building with one large commercial storefront into 17 enhanced SROs (with individual kitchens/baths) and two smaller commercial storefronts. The total development cost is over $2.6 million. The project manager is Patrick McCarthy. Joanne Campbell is owner’s representative and staff supervisor.
 
Valley is presently awaiting funding approval from the State Department of Housing and Community Development for two developments with a total of 19 new affordable rental units – School Street Northampton and Main Street Amherst.

The following is a list of housing projects which Valley CDC has successfully developed over the last five years:

Valley Millbank Apartments, Northampton

Millbank was completed in the summer of 2004 and included 14 new affordable units and renovation of an existing 10 units. This 24 unit rental project had a total development cost of $3,192,555. Tilman Lukas of MBL Housing and Development was the housing consultant. Patrick McCarthy was the project manager and clerk of the works. Joanne Campbell was owner’s representative and staff supervisor. Valley partnered with HAP on this project.
 
65-67 North Main Street, Florence

65-57 North Main Street was completed in the summer of 2001 and involved the conversion of an office with an apartment into a two-family house; each house contains three bedrooms. The two-family house sold to a first time homebuyer for $140,000. Joanne Campbell, Executive Director, was the project manager.
 
5 Walnut Street, Northampton

The project was completed in the fall of 2001 and involved the substantial rehab of a vacant derelict building into a two-family house; each house has a three bedrooms. The two-family house sold to a first time homebuyer for $135,000.
